Asphalt crack filling prevents water from penetrating the pavement surface and damaging the base layers underneath. When cracks are left untreated, they can expand over time, leading to potholes, surface deterioration, and costly structural repairs.
Commercial parking lots and drive lanes should be inspected at least once per year. Cracks should be filled as soon as they appear to prevent further damage and extend the overall lifespan of the asphalt surface.
Asphalt cracks form due to temperature fluctuations, moisture intrusion, heavy vehicle traffic, UV exposure, and normal aging. Expansion and contraction from seasonal weather changes can accelerate cracking if not properly maintained.
The lifespan of crack filling depends on traffic levels, climate conditions, and surface preparation. Professionally applied crack sealant can last several years, especially when incorporated into a regular pavement maintenance plan.
Crack filling targets individual cracks to prevent water intrusion and structural damage. Sealcoating, on the other hand, protects the entire asphalt surface from UV rays, moisture, and oxidation. Crack filling is typically completed before sealcoating as part of a comprehensive maintenance strategy.
Crack filling is most effective during dry conditions when temperatures allow proper adhesion of the sealant. Spring through fall is typically ideal, before colder temperatures and moisture can worsen pavement damage.
